If the property is vacant, it will be beneficial to leave a set of keys with us to view with clients at short notice, if you are living in the property it is usually better if you are not at the property during any viewings as potential clients are more open and honest with their comments if the owners are not there.
If you don’t currently have a solicitor in Spain then we can introduce you to a reliable and trustworthy English speaking Solicitor who we have dealt with for over 20 years and who can make all the appropriate arrangements following an agreement of sale, it is normal to give the Solicitor Power of Attorney. If you already have a Spanish Solicitor it will be a advisable to inform them that you have instructed us in the sale of your property.
As and when we receive any offers, we will advise you immediately to discuss their proposal and to confirm how quickly they can complete and if they are cash buyers or any other terms of their offer. Any negotiations are better dealt with quickly, don’t let them drag on as some buyers can get cold feet and change their minds, so agree a sale as quickly as possible.
All that remains is for the solicitors to arrange the exchange and completion of the property and to make payment into your Spanish Bank Account, less our commission.
